Spring has sprung at last! And the Headwaters real estate market is still moving fast! April sales were higher in comparison to March in the Headwaters area of Orangeville, Dufferin, Caledon and Erin, with 295 sales occurring in April compared to 226 in March.
Inventory in Headwaters has remained pretty much the same from March to April, so the influx of listings hasn’t made that much of a difference when sales have increased.
The Orangeville real estate market under the $500,000 price point has been overwhelmingly hot. 159 sales have occurred under $500,000 and out of these sales 90 have sold for 100% of list price or higher. Out of these 90 sales, average sale to list price was 103%.
Buyers have to be quick, submit competitive offers, and be willing to offer over list price in these VERY common multiple offer situations. We hope you have a terrific Mother's Day weekend!
